Before recent legislative and policy changes, the City of Toronto used Section 37 of Ontario’s Planning Act to secure affordable housing from developers through density bonusing. How did the City do in achieving affordable units? 🧵
@Justin_Ling We cannot rely on developers.@imfgtoronto shows that securing affordable housing from developers through density planning has not worked. 3 levels of govt need to work together. Building more is not the solution. Building right is. Meet the real demand for housing.
@Justin_Ling The real issues of housing. 25% of homes are purchased by investors. Too few homes for families.
No subsidized public housing. We don't need more homes. We need the right homes.

@Justin_Ling 20% of our workforce is nearing retirement. Toronto's population is declining. Seniors have no place to go. We need multi-generational homes. This is not hoarding wealth; it's a matter of preservation.
The need for EV infrastructure? Every streetlight a charging station. What's the problem? Van charging in London UK. Why not Canada? It is being done. @s_guilbeault@StevenDelDuca@OmarAlghabra
