@gordmccallum@MikePMoffatt This affects all newly originated loans, whether for existing housing or new construction. Two thirds of multi-unit insurance originations are for existing housing.
@MikePMoffatt The way CMHC prices it mortgage insurance is to set a commercially competitive return on capital for each product line, and set underwriting criteria and premiums to achieve this ROC. The strongest driver is the amount of capital (the “C”) which is set by the regulator.
@MikePMoffatt And the difference between market rent and “affordable” rent is much higher in real terms now than in the 1980s. The subsidies required to sustain this level of social housing are untenable today.

The transportation portion of climate-changing emissions has grown by 54% since 1990, in part because people have been driving more and buying big pick-up trucks and SUVs. SHIFTING TO EVs IS NOT ENOUGH. Car dependency is the deeper problem. Via @ParisMarx

“Electrification has been touted as a silver bullet: an easy solution that alleviates the GHG burden from car owners worldwide. This isn’t the case. Extensive vehicle electrification only lowers emissions by a portion of what’s needed.” Via @WRIRossCities https://t.co/PzuFpOdJiP
