Texas land sales are up. Prices aren’t. 👀

1,861 rural land sales closed statewide in Q1 2026, totaling $1.24B in volume, with transaction count up 8% year-over-year.

But pricing tells a different story.

Buyers are active again… just not at 2022 pricing expectations.

Key trends from the Q1 2026 Texas Land Market Report:
• Median $/acre slipped 3.9% YoY
• 10–25 acre tracts remained the strongest segment
• Houston growth corridor continues to outperform the broader market
• Waller County reached $51,568/acre median pricing
• Well-priced properties are still moving. Overpriced listings are sitting longer

Bottom line:
This isn’t a slowdown. It’s a pricing reset still working through the market.
