“As‑is” means buyers can accept the condition, renegotiate, or walk away — but sellers must disclose everything. Local ordinances may add requirements, but hazards alone do not force sellers to repair. #memberlegal 2/2
Selling A Home With Safety Hazards. Sellers aren’t legally required to repair even extreme hazards before closing. Property can be sold “AS‑IS” if all known defects are fully disclosed. Only smoke alarms, CO detectors, water‑heater bracing, and some city point‑of‑sale rules are mandatory. 1/2
Phase 1 of the Dry Creek Greenway East Trail, linking Darling Way and Rocky Ridge Drive, opened in May 2026. Stroll, jog or bike along the creeks, fit in a workout at an exercise station, or take in the scenery from a bench.

Throwback to a headline from June 2008 in the Sacramento Bee. By the first quarter of 2009, 67.9% of sales in the region were bank-owned and 12.4% of sales were short sales. In all, this means 80.3% of sales on MLS were reported as distressed. Crazy, right??

Artificial intelligence is making scams more convincing than ever. Criminals can now use AI-generated voices to impersonate family members, friends, or trusted individuals, often creating a false sense of urgency in an attempt to convince victims to send money or share sensitive personal information.
If you receive a call that seems suspicious, trust your instincts. Hang up and contact the person directly using a phone number you know is legitimate. Never provide personal information, financial account details, passwords, or payment to someone whose identity you cannot verify. Be especially cautious of anyone demanding immediate action or requesting money during an alleged emergency. Scammers rely on panic and urgency to prevent victims from taking the time to verify the situation.
Unfortunately, as these crimes continue to increase, Sacramento County budget cuts place Identity Theft detective positions at risk of being defunded.
Sacramento County Budget Hearings are on June 10 at 9:30 a.m. in the Sacramento County Board of Supervisors Chambers, 700 H Street.
Buyer volume has been growing. And supply has been shrinking. These are both trends to watch. Today, I have some cool stats on my blog to show what I mean. Enjoy if you wish. Any thoughts?

Shrinking listings? Yes. The number of listings has been shrinking over the past couple of months. This is due to a little more buyers in today’s market and sellers backing off a little. This is a really important trend to watch. Any thoughts?
30% rate hikes? Yikes. FAIR Plan policies are expected to see rate hikes in October 2026. This is last-resort type insurance in California when traditional insurance is not available. The number of FAIR Plan policies has seen exponential growth in recent years.
Berkeley dropped the most ridiculous point of sale ordinance I've seen at the beginning of the year.
Forcing sellers to get a score and then upgrade if they don't meet it, or buyers have to assume responsibility and make the upgrades.

I toured the almost California governor‘s mansion that was built under the Reagan administration. Jerry Brown put a stop to the construction when he became governor though. About 12,000 sq ft. Owned privately now and currently listed for sale at 7.5M.
