Six months ago you needed $93,552 a year to buy the median American home. Now you need $109,152. The bar rose $15,600 while the average worker got a 3.5% raise. The house is outrunning the paycheck and it isn't close.

And the salary is the easier half. NAR's math assumes 20% down, so a $446,400 home means $89,280 in cash before a lender even reads your pay stub. The median American under 35 has about $5,400 in the bank.

Run the six months in savings terms. In January the down payment target was $79,640. By June it was $89,280. If you saved $1,500 a month this entire year, more than most people can touch, you ended June further from a house than you started.

Half of American households earn less than $84,000. The qualifying income is now $109,152. In 2020 it was around $50,000. The price of entry to the middle class doubled in six years while wages grew 25%.

In 1981 the typical first-time homebuyer was 29 years old. Today they're 40. Eleven years of adulthood, the exact years previous generations bought starter homes and built the equity that funded everything after, gone from the market.

Owning nothing at 40 was never supposed to be the plan.
