I’m interested to read on the BBC that private landlords who don’t hike the rent feel they are subsidising tenants.

They seem to forget that they have the asset.

In a way the tenant is guarding your second home for you- and paying you for the work they do.

The idea of "cultural competency" does not sit well with me for some reason. It feels like back-door essentialism. How about "structural competency?" -- places emphasis on the system that produces "cultural" responses.
