The Cromford® Market Index for October 2, 2025 shows another strong performance across Greater Phoenix, even with a few luxury markets cooling slightly. 11 of the 17 tracked cities posted gains this week, reinforcing the Valley’s steady demand and diverse market strength.
📊 This Week’s Movers and Shakers
• Fountain Hills remains the Valley’s #1 market at 154.2, up 4% month-over-month.
• Scottsdale climbed another 6% to 136.3, maintaining its luxury leadership.
• Chandler (+1% to 127.4) and Gilbert (+10% to 116.7) continue their upward trends.
• Core markets Mesa (+6% to 107.9) and Phoenix (+2% to 106.0) remain steady, signaling broad buyer confidence.
• Peoria (+5% to 90.9) and Tempe (+9% to 88.1) are gaining traction after a slower summer.
• In the suburbs, Queen Creek (+2%), Surprise (+2%), and Goodyear (+1%) all ticked higher.

Concealment of known defect, especially hazardous ones like mold or pest infestations, constitutes fraud under Arizona law. A seller who actively covers up a defect may be liable for both actual and punitive damages (see McAlister v. Citibank, 171 Ariz. 207 (App. 1992)).
Arizona’s disclosure rules (R4-28-1101(B)) require that sellers and agents provide complete and honest information. Hiding problems is not just unethical—it’s legally actionable.
