@JDW303i@JoeCassandra A $550k house at current interest rates (6.875%) is $4,687/mo with 10% down. That’s PITI with the PMI.
$300k/yr is around $18,750/mo after taxes and insurance.
That’s 25% of your monthly take home pay. Are home prices in your area significantly higher than this?
@JasonStarr@Austen Buying a house that you can rehab before move in changes the whole structure as well. Staying in a house for 2 years is a bad investment if you don’t leave it better than you found it.
@sweatystartup@BuyHoldRefi Where does character fit in here? I don’t want my daughter living in squalor, but I’d choose less net worth with character over a rich man who is awful to her.
@ZssBecker Everything is bait.
It’s all designed for this. Starting to consider just leaving social media completely.
But then how would I keep up with Joe Jonas’ marriage?
@ZssBecker Any sleep tips?
I’ve been tracking my sleep nightly for a month, trying magnesium, Cold showers, CBD, pitch black room, cold, etc. Can’t seem to increase my deep sleep past an hour and fifteen minutes.
@juancapore@theficouple@ChipotleTweets It’s like $18 for a normal meal now. The price has an inverse relationship with quality, same happened to Qdoba.
So sad to see.
I would definitely argue 5% is a safe entry for most people, especially 40+.
For younger people a bit more aggressive is fine, but solely investing in crypto is a bad call imo.
An asset that becomes more scarce over time by design will appreciate. So far that’s been true for bitcoin.
@LaughingGobbo @Userr616 @LogicDisagrees @prEdator_624 @lporiginalg Income isn’t the entire picture. It’s reductionist to argue that communities aren’t affected by poverty, if that’s what you’re saying?

@Userr616 @LaughingGobbo @LogicDisagrees @prEdator_624 @lporiginalg Exactly.
The study I linked was also not disproving the IQ gap, it was an indication that it’s not entirely (or even mostly) genetic. Environment plays a big role.
@LaughingGobbo @LogicDisagrees @prEdator_624 @lporiginalg This is a very complicated issue with a lot of variables. What are you implying here?
The adoption evidence is not disproved by your photo here, they are separate. The Flynn effect is also unexplained at present.
@LogicDisagrees @prEdator_624 @lporiginalg It implies that being kept in poverty with practices such as redlining have had an effect on American minorities.
There IS evidence that persons adopted into homes with better living conditions and education access have higher IQ scores: https://t.co/hIDjyIl6Td
@VivaVicariously @dig_deeper1 Copper doesn’t handle freezing in the system very well and is very prone to cracking or having pinhole leaks (in my experience).
Pex A is superior in most cases.
Pex A doesn’t use inserts to join pieces together, it uses expansion fittings.
It’s also much stronger and flexible than Pex B which is great for cold weather (it can take 500psi of pressure).
Pex is also more durable than copper. Copper doesn’t do well in freezing temps because it’s not very pliable. Pex A is the way to go.
