An increasing inventory of homes on the market signals a fundamental shift from a seller's market to a more balanced market. It generally means buyer leverage is rising, competition is cooling, and price growth is stabilizing or softening.
When someone passes away, one question often becomes critically important:
"What was the home worth on the date of death?"
The answer isn't today's value, the county assessor's value, or an online estimate.
A Date-of-Death Appraisal determines the property's fair market value as of the date of death and is commonly used for:
• Estate administration
• Probate proceedings
• IRS reporting and stepped-up basis
• Fair distribution among heirs
Unlike a current appraisal, a retrospective appraisal requires researching the market as it existed on that specific date—including comparable sales, market conditions, and buyer activity.

Why hire an appraiser? I just appraised a 5-yo home that tax records indicated was 3250 sq ft but they had a 425 sq ft bonus room and the agent did'nt take into consideration when setting the list price! The result, the appraisal exceeded the contracted sales price by $48,000!!
