There's only two kinds of real estate; this shit isn't that complicated.
There's special real estate and commodity real estate, and most people delude themselves into thinking the latter is the former.
Special real estate is obvious. Great location, very difficult to replace. It can be class A new construction, or a rundown hovel you need to fix up, but it's in a part of town that people want access to. You should be able to look at it and say, "I fundamentally understand why people want to live here." You'll have to pay up a bit, but you'll understand why.
Commodity real estate is different. Think 70s/80s built multifamily. Decent or rough locations, tons of competitors offering similar products, no apparent reason why tenants would say "I want to live here as opposed to my other options."
You can make good money with commodity real estate, but the only thing that matters is your basis. Your entry point is what can make the deal special. You don't want a few things to go right in order to get a 15irr. You want to afford a few things going very wrong and still get a 20. The only way that happens is if you buy it super cheap. Which means you need to be patient.
Tenants in commodity real estate care more about price and working HVAC than subway tile and new paint. Remember that when you buy it.
If the real estate isn't special, the price needs to be. Otherwise, what the hell are you doing?
College degrees are not worth the cost:
1) Too Expensive - $60K for private colleges. The middle class has accumulated $1.7T in college debt
2) Takes too Long - 46% have not graduated at the four year mark.
3) Glut of Degrees - 48% of Americans have an associate degree. Plenty of unemployed smart people.
4) Job Demand - The trades don't require college degrees. The greatest shortage of jobs are the trades.
5) Grads are Underemployed - 41% of grads work at job that do not require a college degree.
6) AI Threat - AI is replacing long expensive education providing the elaborate research without a book, a classroom, or a teacher and do so in minutes.
7) Shifting Employer Requirements - techs and banks are no longer requiring college degrees.
