At heart, I've never quite understood this narrative. China did overbuild somewhat (the extent of it is often exaggerated) BUT they end up with:
- a 96% home ownership rate
- virtually no homelessness
And they recognized the real estate bubble and are in the process of deflating it with the "houses are for living in" policy (as in: not for speculation).
All in all I'd say they've been spectacularly successful in the matter if you look at outcomes, as opposed to many other countries with poor home ownership rates, a very constrained housing supply, unreal rent prices and a big homelessness problem.
If that success comes at the cost of some empty buildings and some real estate companies' bankruptcies, so what? You'd rather have empty homes than people without homes.
