Fraser Valley October numbers:
Benchmark $860,000, down 6.4% y/y. Detached $1,293,800, down 8.5%. Apartments down 8.1%. Sales 1,051, down 6%.
Sales-to-active at 11%. Still a buyer's market and the board says most pandemic gains are gone.

Macklem to the Commons finance committee today: "There could be a need to raise the policy rate further."
He sees CPI near 3.5% by year end and 3%+ through much of 2027. If you're variable, plan for higher. Budget is Thursday.

US job openings hit 7.52M in September vs about 7.1M expected. Quits rate 2.1%, highest in over a year. Layoffs 1.64M.
Hard to see the Fed cutting into that. US mortgage rates near 7.3% likely stay put for a while.

@FinEconGlobal I’m surprised based on the relative affordability
Their economic strength is exceptional relative to the rest of canada but unemployment is still pretty high
Calgary sales fell 15.3% in October from a year ago, down to 1,592.
The overall benchmark price is basically flat at $564,200. Detached is holding at $735,100. Apartment condos are the weak spot: $288,800, down 8% from last year and 15% below the August 2024 peak, with over 5 months of supply sitting there.
The condo glut isn't only a Toronto problem.

People keep asking why high rates haven't crashed US home prices. The Richmond Fed chart answers it.
A new 30-year fixed is 7.31%. The average rate owners are actually paying is about 4.3%. Nobody wants to give up a 4% mortgage to take a 7% one, so they stay put. Existing home sales sit near record lows, and with so few listings, prices hold up.
Owners who need money are pulling it out with HELOCs instead of moving. Those balances keep climbing.

More than 1 in 10 private loans in the GTHA hasn't been paid in 90 days. Almost 3x the rest of the country.
This is where the forced sellers come from.

New condo prices in Canada fell again in Q3.
StatCan's new condo price index is down 2.5% from a year ago across 9 cities. Toronto is down 2.7% and sits 8.9% below its 2022 peak. Vancouver is 11.6% off its peak. Montreal is the one market up, at a record high.
When builders cut presale prices, resale condos have to compete with that. Presale investors trying to close feel it too.

As an alleged anti-taxxer I am cautiously optimistic about headlines like this… but let’s see how it looks:
“Ottawa targeting small business tax troubles in upcoming budget: Champagne
Thursday’s federal budget will look to make life easier for Canada’s small- and medium-sized businesses, says Finance Minister Francois-Philippe Champagne.”

@omooretweets Been saying it for time. Muse could win just because they have access to the businesses with the most agility to implement agentic at scale
In July the Bank of Canada had inflation back at 2% in 2027. This week they said 3.1%.
Forget the 25 bps hike. That forecast is the number I'm watching.
