If you want you could just purchase a house? If you can’t them someone else buys the house, takes responsibility for the mortgage, repairs, etc and you pay them rent for it instead? Not a hard concept and not particularly unfair at all. He put down the deposit he pays the maintenance so yes he makes a profit and generally speaking a small one at that
