Yes, I know that headline will make some people angry 😂
But before you come for me, swipe through.
A lot of people hear “C of O” and immediately assume the land is 100% safe and the conversation is over.
That’s not how property ownership works.
You people will do fraud = you'll make content
You'll bypass security and restriction features on Outlier = make content
Exploit food bank access in Canada = make content
Shady immigration options and deals = make content
Cheat Temu by canceling certain orders = make content
Watch a driver sleep at the steering wheel = make content
See accident victims on the road = make content
The stupid thing is that your content creation efforts have real-life impacts on people. For instance, if police starts searching food now, we will blame them. And if they open the food a delivery rider is supposed to deliver - we will drag the rider, give him low ratings, etc.
There are some things that should never make it to the internet - this is one of those.
On the issue of fraud, Nigerians no do scam reach Asians. In fact, the whole Nigerian fraud industry still dey learn from where Southeast Asian scammers dey.
But guess who are the loudest? The content creators.
We always see ourselves to be wiser, so we tend to want to show the world. But constantly trying to show people you're wise is itself foolishness.
The theme was “Give to Gain”, and it was a room filled with amazing women discussing business, growth, and creating opportunities.
I’ll be sharing some pictures from the event soon. 🌝🤭
I was honored to speak at The Advance Con 2026, a conference hosted by Youngsters and Women Advancement Initiative to commemorate International Women's Day.
Last week was unusually busy for me, so I had to stay off social media for a bit.
But I’m back and I want to share something many people only realize after renting a house in Lagos.
Most people focus heavily on the rent.
₦800k.
₦1.2m.
₦1.5m.
What are the monthly running costs?
How stable is electricity here?
Who handles maintenance issues?
What other fees should I expect?
Because in Lagos rentals, the rent is just the beginning of the conversation.
No house is worth panic.
Before paying for any apartment, ask yourself:
Am I deciding from clarity or from pressure?
That question alone can save you money.
If you find this practical and honest, follow for more real estate education.

In Lagos, your biggest rental mistake is not the rent.
It’s the pressure.
Many tenants don’t lose money because the house was bad.
They lose money because they felt rushed.
“Pay now or you’ll lose it.”
“Another client is coming.”
“You can’t take time to think.”
And later, you discover:
The service charge is unclear.
The rent increase clause is aggressive.
The compound has unresolved issues.
In Lagos rentals, urgency is often used as a tool.
Serious tenants don’t rush.
They verify.
Before you pay for land, understand this:
There are two types of ownership in Nigeria.
In Nigeria, land ownership is governed by the Land Use Act.
This means all land is held in trust by the Governor.
But ownership becomes strong when:
• The root title is valid
• The transfer is properly done
• The documents are registered
Not when you simply “have papers.”
Before buying land, don’t just ask:
“Is there C of O?”
Ask:
“Has this interest been perfected and registered?”
