Supply won’t go up significantly in areas where it’s needed. 30y worked when homes were under 150k. It’s the next best option for affordability.

@eta1342 @Pro__Trading In 1980 the average home was under $75k for 30 years and 10+% IR. People saying 50 is bad wouldn’t have bought then either. It paid off in the long run. I’d start with 40, but one thing that will always be true is there will be inflation. It’ll be fine.

Apartments are being built where there’s that sort of space in those areas. Aside from keeping IR artificially low (increasing prices) this is the next best.
