Overbuild the gas turbines slightly and sell excess power back to the grid when prices are high.
Add battery storage (Megapacks) to run the turbines at full efficiency instead of ramping them up and down.
Capture and use flared gas from nearby oil wells (basically free fuel).

Those three things would improve your ROI.

Compared to Colossus-style build:
A traditional Memphis-style build would probably have a lower upfront cost (~$3.5–$4.5B) but higher operating costs due to worse PUE and more expensive power/water.
My honest take:Your design has higher risk (because of the complex construction and gas price volatility), but it also has the potential for better long-term ROI than most traditional data centers — if gas prices stay reasonable.

North Dakota has very strong free cooling potential for about 8 to 9 months of the year.
Here's the real breakdown:

Free cooling months: Roughly mid-September through mid-May (about 8–9 months).
During these months, the outside air temperature is cold enough that you can use dry coolers or your free-cooling arrays to reject heat directly to the air without running chillers at all.
Your design is especially well suited for this because you have the spiraling cold aisle fan coil units and the top-mounted LiBr chillers that can take advantage of the cold ambient air.
