I made a mistake that changed how I operate today.

For years, I believed the best strategy was to buy investment properties on my own.

Looking back, that mindset limited me more than I realized.

The challenge for many investors is that going it alone often means you’re constrained by your own capital. That can make it difficult to access larger, higher-quality assets, diversify across multiple investments, and benefit from the operational efficiencies that larger properties can provide.

That realization changed how I operate.

Instead of trying to own 100% of a smaller investment, I became a believer in pooling capital with other investors to pursue higher-quality multifamily opportunities. Working together can create access to investments that may otherwise be out of reach for many individuals, while allowing investors to participate in a diversified portfolio rather than relying on a single property.

For years, I helped finance other people’s real estate investments… until I realized I was helping them build wealth faster than I was building my own.

The economy is humming along with exploive GDP but what does this mean for mortgage rates?

Don’t wait on the sidelines for lower rates or you may have financial fatigue. DM

First understand, Real GDP vs. Nominal GDP…

Nominal GDP reflects total economic growth including inflation — that’s why it can look strong when prices are rising.

Real GDP strips inflation out and shows true economic growth or how much the economy is actually producing.

Today’s takeaway:
📈 Strong real GDP = real growth
⚠️ Strong nominal GDP alone can just mean higher prices

What this means for mortgage rates -

When real GDP comes in strong, it signals a resilient economy — and that gives the Fed less urgency to cut rates.

At the same time, higher GDP prices (inflation) tell the bond market inflation pressures aren’t gone yet.

➡️ Strong growth + sticky inflation = rates stay higher, longer
➡️ No immediate signal for mortgage rates to fall with these indicators
