Opendoor is entering something we’ve never seen before in its history.
In Q4 2025, with revenue at its lowest point, Contribution Margin bottomed at just 1.0%. But they were already cleaning up the inventory book and improving velocity.
By Q1 2026, even as sales volume was still low, they delivered 4.4% Contribution Margin — while slashing aged inventory from 51% to 10% and growing home acquisitions 45% quarter-over-quarter.
Now heading into Q2 and Q3, the market maker model is kicking in: thinner per-home spreads by design, but much faster inventory turns, lower holding costs, and the ~5% service fee layer.
Guidance is clear — ~25% revenue growth in Q2, Contribution Margin in the middle of the 5–7% range, and Adjusted EBITDA breakeven this quarter.
This is the first time Opendoor is scaling volume with improving unit economics at the same time. Q2 looks strong, and Q3 should build on that momentum.
