Riches in niches
As I entered, CRE brokerage, I heard the story of an agent who started his career about as narrowly as you can imagine.
His multifamily specialization started with him taking one street in town and pulling together all of the information for each building on that particular street.
He compiled the data and pored over it so thoroughly that he ended up knowing the buildings better than the owners.
He made himself so valuable that if there were going to be a transaction on that street people would WANT him to be involved because of everything he knew.
As he grew in his career, he kept the same approach and kept adding streets, compiling more data and adding more value.
Eventually, the owners NEEDED him to be involved.
And as his market share grew, eventually, the owners were FORCED to work with him.
Especially the active investors who were looking to acquire assets in that market.
He had leverage and became a dominant force because he became the expert in the market, added value, built relationships and was a fantastic salesperson.
As an exclusive listing agent, your goal should be to take a similar path. When you hyper-specialize, over time, you can gain enough market share to control inventory and gain leverage over the active investors in the market.
That when the probability of having business come to you increases tremendously.
