@mortgagetruth Only 2 out of 10 households with a mortgage have a rate at 6% or higher. When you include properties bought in cash its probably closer to 10%. Love the optimism but he's just talking his book.
Unwinding lock-in-effect will probably require rates to come back into the 5.00%'s
@mortgagetruth Waive Capital Gains tax for seller if:
“Buyer of property is purchasing as a Primary Residence.”
Announce it as available for tax years 2025 and 2026 only.
@HowardRoark90 It’s a huge problem.
What I don’t understand is how the pent up demand hasn’t lead to more building, and thus a narrowing of the shortage gap.
The limiting factors appear to be both current construction costs as well as high mortgage rates……
@khalil_knows 100%. There’s countless variables that need consideration when buying/selling, many are hard to identify without experience. Good agent keeps you out in front of any issues.
Oh yeah, and the whole pricing and negotiating experience…the wrong list/offer/counter can cost you big
@NewsLambert DC Area: Tons of qualified buyers competing for a very small amount of inventory. Specifically in the suburbs.
Folks becoming more open to a new-build communities further out…...
@GRomePow You collecting a check from Elon each month for pedaling your cherry picked, fear mongering nonsense is more of a ‘ponzi’ than anything you claim.
Wishing you much continued success!
@GRomePow You use the word “leverage” like someone who says “basis points” to sound smarter.
Of course values drop with higher rates.
You know nothing about CRE.
@GRomePow Do you think the industrial commercial RE values are inflated right now because there is a demand for them?
Is retail commercial space also a “ponzi” because it is struggling too?
(FYI those are the other “classes” of commercial real estate that all garner different demand)
@ethanflynncpa Yeah I suppose "supply" would indeed be higher regardless if including for-rent and for-sale inventory.
In the case of residential real estate purchases(my industry) the keeping, and renting, of the departing residence will only restrict the amount of for-sale inventory.
@funnydanny They're clearly so thoughtfully invested in the long term success of the team. It's very hard to imagine that
any decision does not come with a tremendous amount of due diligence/counsel.
This ain't the Jay Gruden 'signed-on-the-spot' at Snyder's house type of regime.
