Our firm just produced our Market Update for single tenant through Q3 2025.

A brief snapshot:

Overall Market (all product types)

- Q3 volume is $9.89B – down 10.5% from Q2 and down 15% YOY

- Avg. Cap Rate is 6.88% – up 13 bps YOY

- We’re likely on pace to hit around $40B for 2025, roughly in line with 2023 but down about 20% from last year’s $50B

- Industrial makes up 52% of volume

Single Tenant – Retail Only

- Q3 volume is $2.2B – down 14% from Q2 and down 17% YOY

- Avg. Cap Rate is 6.93% – up 13 bps YOY

= YTD ’25 volume is $8.07B; annualized, that’s about $10.8B – down 12% from 2023 and 9% from 2024

- Private buyers make up 68% of YTD volume

Retail volumes are roughly 60–70% below the 2021 peak. The 1031 market that once drove nonstop deal flow just isn’t there. There are fewer buyers in the market today, and those still active are cherry-picking the cleanest deals.

Anyone calling the market “hot” isn’t looking at the data.
