@bgurley Even with the HOME initiative in Austin it is still pretty tough to make an infill project pencil. The city is also still really slow to issue building permits. It is a positive change but I donโt think it will move the needle for affordability.
@cathrynlavery I tried to protest my home value in Travis County in 2019 and they threw out all of my comps saying they couldn't be validated and they provided little explanation.
@pt I would have your tax advisors do a monthly rollforward of your tax-basis balance sheet as it sounds like you are looking at the asset test. One subjective determination is when you โlaunchedโ as you have to capitalize startup expenses prelaunch.
@theSamParr Our builder is Foresite Studio to give you a gauge of how nice. We are going to sell the primary unit (2,500 sq ft) and keep the smaller unit as a rental property. Comps have the primary going for over $1.3M.
@theSamParr We got our final budget for our east side project and it is like $230 per sq ft but we had a couple of early wins. We should compare notes.
@atxREpodcast The variance to build a primary structure in the rear of my lot took 8 months. However, it feels like they are routinely approving this now.
@RohunJauhar I live on the east side. I play golf at Wolfdancer (25 min drive) and workout at Squatch (10 minute walk). I really like my current setup with a 5 month old, may not work forever.
@terronk Switching costs for a cc program are pretty high. Not sure if that makes this news more impressive or if this is going to be a massive uphill battle.
