How to be a successful RE developer:

1) Find deal
2) Get excited about deal
3) Tell everybody how awesome deal is
4) Actually underwrite deal, like fr
5) Discover deal is actually terrible
6) Abandon deal
7) Repeat

Follow this formula and you will be very successful.

Recent trip to grocery store w/my dad (aged 78, divorced):

>Insists on being well dressed before we leave
>Befriends an entire family with a cute baby on the way in
>Enthusiasticly gives wine recs to everyone in that section
>Becomes outraged his favorite tequila is behind lock and key
>When I'm in different part of store, starts to hit on skinny Asian woman half his age (she giggles)
>Tells dirty joke while we're in line (gets two laughs)
>Invites chatty female cashier to our family dinner (she politely declines)

The guy was throwing absolute heat. 105 mph fastballs.

Never change, pops.
