@LandlordRev I’ve had a few in Pilsen neighborhood of Chicago. These actually look pretty solid. It is when you have moisture damage from basement seepage where the base can rot out and lose integrity. Good luck.

@sweatystartup I rehabbed, continue to own and operate 15 residential buildings in the sub institutional (4 - 15 unit) space. Gentrifying areas. Got hit hard with new tax bills but I’m still in the $1.75-2.75 range per sq ft annually. Still deals to be found but harder than it used to be.
@twobitidiot Empire of the Summer Moon is fantastic and should be read but it is entirely late Comanche history in west TX. Haven’t read it yet but saw a recommendation of Indigenous Continent by Finnish historian Pekka Hamalainen.
