@cjoye True, but houses / home units are hard to beat. You are right to hesitate on price directions for houses - low listings are contributing to price stability, but so are rents increasing by 25% ($120 pw on $500 pw) and many buyers paying cash (not first home buyers).

@TheKouk Agree - property price reductions induced by interest rate increases are flattening out - We're back to normal interest rates. Other factors such as population growth and shortage of new dwellings take over. One you forgot - building costs have increased by 20%. Good time to buy!

@TheKouk Agreed, but when you couple compounding with gearing, you see why geared real estate is a clear winner in the investment stakes. A modest gearing of 50% doubles the cash-on-cash return. A high gearing of 80% quadruples the cash-on-cash return... so long as it's positively geared.
