When you sell your home, you’re not paying a 6% commission.
You’re paying closer to 20% of your equity.
Math:
$2M home
30% down is $600k of your cash
6% of the $2M is $120k
So you’re paying $120k of the $600k:
Yup, 20%.
SB 1123, signed into law yesterday, is a step toward allowing "Houston style" infill throughout California.
Unfortunately, due to vestigial CA-brain thinking, it's unlikely to unleash a Houston-style infill boom w/o further legislative tweaks.

In March 2023, @JBREC published a report finding the U.S. housing market was “undersupplied” by 1.7M homes
In March 2024, @JBREC says we’re now short 2.1M housing units
Wow. This was a special moment. I think Dad would be pretty proud that we’ve become the first to successfully breed the turtle that he discovered. A rare, and unique species under threat in the wild has just been given a second chance.
Something to watch for in the future is that climate change doesn't just impact where we live and our resources but also our health.

Just heard this incredible stat from James Egan on Odd Lots. “1/3 of all homes in this country are owned by people age 65 or older and 50% of those homes were bought before the year 2000” 😮. Now consider Case-Shiller is up 3X since 2000, 4X since 1990
Most people don’t realized when they are rushing while driving is just rushing to the next red light. If those same people had the urgency about things that matter, they would get further in life.
San Francisco’s poverty rate is 10%; Detroit’s is 33%.
San Francisco’s unemployment rate is 3%; Detroit’s is 20%.
Yet, San Francisco’s homelessness rate is a whopping 3 times higher than Detroit’s.

Wow, I somehow missed this earlier, but the Federal Reserve did a study on the impact of cities restricting/limiting renter background checks.
Result: Racial discrimination INCREASED when background checks are restricted...
@dan__blackwell See flat rents in LA and Long Beach markets as well, especially studios, one, and two beds. We're seeing some growth in bigger units (chalking that up to SFRs being expensive and more people moving in again - reversion to the mean post-pandemic)

Council just passed resolutions to:
- Legalize 3 homes on every lot by-right
- Lower minimum lot size to 2500sqft
- Exempt 3 and 4-plexes from site plans, expediting approval from 1yr+ down to 60 days
Things are looking up in good ole ATX!
