Austin, TX's rental market has corrected hard.
Asking rents are down 18% in the last three years.
And now, rents are almost back to pre-pandemic levels.
Apartment developers in Austin are taking it on the chin after overbuilding in this market for the last 5 years.
The good news? Austin is now one of the most affordable markets in America to rent, relative to local incomes.

Visited SF for the first time in many years last weekend, and I found it disappointing that the home of so much innovation and creativity appears to be totally fine that their most populous neighborhood looks like this. Median sale price: $1.5 million.
The fact that Cincinnati, Hartford and St. Louis are all building more dense housing than SF is an astounding indictment of a supposed world-class city.

Gov. Lamont says he will *veto* HB 5002, the broad housing bill proponents say would boost affordable housing in the state.
He says he hopes to see an amended version in a special session this fall.
