@GrantCardone S&P 500 is an index tied to 500 companies with rebalancing… Real Estate is tied to one location. Tax efficient, yes, but market timing, liquidity, and asset repositioning plays a huge role especially 15 years out.
@GrantCardone - Leverage is highly dependent on the asset / credit of the borrower
- cash flow is also highly dependent on the asset, debt service coverage, operational ability
- refi only if the market rates make sense
- Avg return may be low single digits and cash on cash return lower…
