This is most likely agent fees renamed into "professional fee".
If you're renting, the LANDLORD SHOULD BE THE ONE PAYING AGENT FEES, NOT YOU.
Under Rule 89 (3):
"A registered estate agent shall only charge and accept fees specified from the person who appoints him."
Responding to a property listing ≠ appointing them.
The landlord hired them, so the landlord pays the agent fees.
Please don't sign agreements with arbitration clause inside it unless it involves international parties. Arbitration costs minimum RM100k in legal fees.
