It’s called divorce. It’s called death. It’s called sickness. It’s called unemployment. It’s called relocation. It’s called life.

And when “life happens” to one, two or ten people in a neighborhood, they HAVE to sell into a buyers’ strike.

And low rates or not, they get kicked in the nuts by a market w piss poor affordability, historic rates, a growing glut of supply, and huge pricing pressure.

And they sell. Because they need to.

And now those “life happens” comps print and the next “life happens” guy gets killed when he sells, too.

And then the whole neighborhood gets killed.

When rates go down and to the right for decades, it’s completely understandable that people don’t agree with or understand this dynamic. They’ve never seen it happen.

It has happened, it does happen, it is happening.

Maybe not in your neighborhood yet.

But it will.
