Since a government mandated renewal lease at a massively below market rent is not an arm's length transaction, shouldn't the IRS consider a rent stabilized lease a "bargain purchase" with the arbitrage subject to income tax? This would ameliorate the means testing problem of high income people benefiting from insane low rents because at least they would have to pay tax on the giveaway. Why not?

liek what happens when millions of people suddenly spend less time thinking about consumption? what happens to industries built around cravings, indulgence, impulse purchases, addiction loops, or even certain forms of entertainment?
entire sections of the economy assume humans will remain governed by the same reward circuitry we’ve had for thousands of years. if these drugs meaningfully alter those circuits, we’re talking about a tool that edits human motivation.

This won't be popular with my fellow law school professors (or many lawyers), but the best possible outcome of the turmoil with ABA accreditation of law schools would be for states to allow undergraduate law degrees to suffice for admission to the bar. Universities could establish undergraduate law departments and students could combine the 7 years of education into 4. An internship would probably be required for admission to the bar after the undergraduate degree.
This would align us with much of the rest of the world. The JD would remain as an optional graduate degree credential. If it has value, people will pay for it. If it doesn't, then they won't. There's just no need to have a separate undergraduate major in political science or French or whatever before beginning legal training.
