Concept site plan is back on the Waller County flex project.
3.25 acres, no zoning, no water, no sewer. Bought cash this summer.
The engineer got five buildings and about 30 contractor bays on the dirt, roughly 50K SF. That beat my hand sketch by a wide margin.
Septic sizing is the open question and can still trim the two middle buildings. Fire marshal has not weighed in on the biggest one yet.
Rendering below. Next: septic eval, county pre-development meeting, civil. Then lenders get real numbers instead of a deck.

Just watched Casey's newest video on the Power of breaking through the "no"s...
There's a lot I'm looking to learn about the art of storytelling.
Drop any tips or useful content if you have suggestions
@HunkyDoryTX Small bay out in the county barely shows up on there anyway. The real comps are whatever the HVAC guy two doors down is paying, FB, Craigslist etc…
First-time developer lesson from this week: a lot of banks won't count what your land appraises for until you've owned it a year or two. Until then they use what you paid.
Agree or disagree?
Data center suppliers signed 2.1M SF of Houston industrial last quarter.
Everybody's talking about the big boxes. Nobody's talking about the electricians, HVAC and steel subs who need a bay and a yard to stage out of for those jobs.
That's who I'm building for.
Houston’s Greenspoint Mall is being demolished to make way for CityNorth, a $150 million industrial park developed by Lincoln Property Company.
The redevelopment covers 80 acres and will deliver 1.2 million square feet of cross-dock and rear-dock industrial space.
The project will replace a mall built in 1974, largely dormant for more than a decade and closed in 2024.
Question for the small bay / flex folks:
Houston just had its best industrial absorption quarter since 2022 (7.3M SF). Most of that is big box.
For those of you actually leasing 1,500–2,000 SF bays out on the edges of town, are you feeling that demand? Or is small bay running on its own cycle?
