In its fall update, Airbnb announced built-in dynamic pricing, launching later this fall. You set a price range. With one tap, nightly prices then adjust to daily demand and supply.
Also announced:
- A multi-listing calendar, available now. Change prices, availability, cancellation policies or discounts across all your listings at once.
- An AI earnings dashboard, later this fall. It summarizes your performance and suggests actions.
- 3D floor plans for guests.
Pricing tools like PriceLabs, Wheelhouse and AirDNA now compete with the platform itself.

Vrbo is more than doubling its commission for many hosts. From Oct 29, every host pays a flat 12%.
What hosts pay Vrbo today:
- 5% if connected through property-management software
- About 8% for everyone else
- An annual fee on the old subscription plan
From Oct 29, all three move to 12%.
Two more changes come with the new terms:
1. Rate parity. Your Vrbo price can be no higher than on any other channel, including your own website.
2. Guest fees, now 11-14%, are set to drop "drastically". Vrbo has not said by how much.
For a software-connected host, that is 2.4 times the commission on every Vrbo booking.
