Who could of known that was going to happen… Australia already had a chronic shortage of rental properties. Now higher taxes, development costs, financing costs and regulatory burdens are making some new housing projects financially unviable. When the return on building or supplying a rental property falls below the return investors require even less housing gets built.

Less supply + continued strong demand = lower vacancy rates and higher rents.

You cannot tax and regulate your way to abundant housing. If Australia wants cheaper rents, Australia needs lower immigration rates and more homes.
