5 tahun bayar KPR tepat waktu. Gak pernah telat 1 hari.
Tiap bulan transfer 4,2jt. Udah 60x. Total 252jt melayang.

Gw kira pokok hutang gw tinggal dikit.
Pas cek SLIK OJK: hutang pokok masih 680jt dari 800jt. Anjir... kemana 252jt gw?

Malam itu gw gak bisa tidur. Ngerasa ketipu 5 tahun.
Terus gw chat temen yg kerja di bank. "Bang, ini bener gak sih?"

Dia kirim screenshot + jelasin 1 istilah: "Anuitas".
Disitu gw baru ngeh kenapa gaji gw abis buat bunga doang.

Jadi gini sistem KPR :
Tahun 1-5 itu "masa bunga". Bank nagih bunganya dulu semua di depan.

Contoh KPR 800jt bunga 8%: Bulan 1 → Angsuran 4,2jt = Bunga 5,3jt + Pokok -1,1jt. Minus kan?

Makanya hutang lo malah naik dikit bulan pertama. Gila gak?

Bank gak salah. Itu namanya "sistem anuitas". Udah standar BI.

Logikanya: bank mau balik modal + untung dulu di awal. Risikonya kan mereka tanggung 15-20 tahun.

Jadi tahun 1-10 itu lo kerja buat bank. Tahun 11-20 baru kerja buat diri lo sendiri.

Pantes pas tahun ke-5 gw cek, pokok cuma turun 120jt dari 800jt.
120jt : 60 bulan = 2jt/bulan.
Artinya dari 4,2jt yg gw bayar, cuma 2jt yg "ngurangin rumah". Sisanya 2,2jt = sewa duit ke bank.
Ngontrak ke bank 2,2jt/bulan selama 5 tahun. Sakit

Terus temen bank gw bisik: "Ada 2 jurus biar pokok cepet lunas met"
Jurus 1: Bayar lebih + bilang "untuk pokok"
Kalo ada THR/bonus 10jt, jangan masukin ke angsuran biasa. Bilang ke bank: "Buat bayar pokok".
10jt itu langsung ngurangin 800jt jadi 790jt. Bunga bulan depan otomatis turun.

Jurus 2: KPR 15 tahun, bayar kayak 10 tahun
Angsuran 15 tahun = 4,2jt. Angsuran 10 tahun = 5,6jt. Solusinya: ambil 15 tahun biar ACC, tapi tiap bulan transfer 5,6jt + tulis "untuk pokok".
Hasilnya? Lunas 10 tahun. Hemat bunga 200jt+. Bank gak bisa nolak.

Kesalahan paling fatal: lunasin KPR pake uang tabungan abis.
Ada penalti 2-5% kalo pelunasan dipercepat. KPR 800jt = kena 16-40jt.
Mending jurus no 6 + 7. Pelan-pelan tapi pasti. Gak kena penalti.

Jadi yg salah bukan lo. Lo emang rajin bayar.
Yg salah = gak ada yg ngajarin "aturan main KPR" pas akad. Marketing cuma bilang "bunga 8% ringan pak".
Padahal yg ringan itu angsurannya. Ngurangin pokoknya yg berat.

Intinya gini :
Bayar KPR tepat waktu = lo warga negara baik.
Tapi bayar KPR + ngerti anuitas = lo yg menang.
Gaji abis buat bunga itu real. Tapi bisa diakalin pake jurus "bayar lebih buat pokok".
