How to find way more fire-damaged houses (& other distressed sellers) on auto-pilot.
Data scraping has been a thing for a super long time; there are a lot of companies built around doing that.
But it'll take you an hour to build a workflow for these to come your way forever..
Start by choosing one of the more motivated types of sellers -- fire-damaged homes is a great one.
In a lot of cities, the fire department data is public.
#1: Set up a $7 / month plan on Railway (App Hosting)
#2: Have Manus build a simple app on Railway that's self-sufficient on its own and that can scrape those leads daily
#3: Manus can build in browser automation through Playwright & Chromium, so it can log into your skip-tracing / PropStream or other accounts to clean up & get phone numbers on those properties.
#4: It can then drop them right into your CRM or email you a daily CSV with these new leads.
Once that's done, replicate for every motivated lead type!

@barneyxbt It is because mortgage rates are based on the 10 year bond rates. The fed has no control over bond rates. Back in 2021 bond rates were 1% or lower . Now the 10 year rate is hovering between 4% and 4.25%. I can get you a 30 year fixed rate at 5.5% not 7%.
