@BikoKonstantin1 Owning (or at least, paying off a loan) is ~$725/fortnight for me. Renting was ~$525/fortnight. But, I no longer save $300/fortnight for a deposit. So I'm $100 better off, sort of.

Fundamentally, zoning rules were written to prohibit growth. And then the same rules were applied to new areas, but that's a fallacy. Virgin development should be dense. (And you shouldn't prohibit new stuff in exisiting places, but that's another issue).
Many Massachusetts neighborhoods would be illegal to build today.
This tree-lined street in Swampscott would require 20,000sf lots to build a home today. 7 of the 12 homes sit on lots under 8,500sf & none exceed 12,000sf.

But how can a 60m2 building on 5,000m2 ever be affordable? Not to mention you're going to need two cars to achieve even daily needs.
So the new negative gearing rules let you demolish a house and build two new ones that would be eligible.
That's good, actually. A lot of poor planning outcomes from squeezing a new house in a backyard rather than rearranging the lot, more logical access etc.
