@BladeoftheS Cap rate for farms is ultra low- Using the value of the land is a nice clean way for taxes. Functionally doesn’t work.

@LeeLaframboise I do think that land values are by definition in a bubble ( unlikely, it will ever pop) At least, from what you can grow off of it point of view - worth more each year simply because someone else is willing to give more I guess?
