This is 1.8x its share of total US homes, so we are controlling for the total population of inventory available to even hit supply as it relates to total US housing stock. Important as Florida is a big state so of course they have a lot of supply for sale.
This 1.8x demonstrates skew. When its this skewed, Florida has outsize share of supply representation.
We also know that Florida currently has the highest share of fire sale sellers of any state. These are sellers who are actively cutting prices, increasing that price cut frequency, and still can't find a buyer.
What was NOT known, at least to me, is the share of the total housing stock of Florida "micro markets" that are for sale right now.
What we are looking at here is a map that partitions Florida into small micro markets (12,813 to be precise). The problem with zip code, county or metro partitioning is it glosses over the story - you pollute your n-size with so many homes that it compresses trends (ever hear housing is local?) The denominator of each hexagon (or micro market) is the total homes in that market. The numerator is the total number of homes for sale today.
Now this is where things get interesting. Let's break it down.

There are 15 micro markets across Florida today where 1 in 10 homes (of every single home) are available for sale.
Could you imagine walking down a neighborhood and seeing a for sale sign every tenth home you walk by?
