For Alberta condo corps rental caps are illegal and cannot be written into bylaws. In AB, all condo owners can rent their units out at any time. No limits.

Discrimination is very common in condos but owners still need to know their bylaws, what they can and cannot do. As for discrimination allegations, I always advise owners to collect evidence via cameras, emails or else legal actions will fail. Proof is everything.

Interesting article and far more complex than Alberta. In AB, no condo corporation can prohibit an owner from renting out there units at any time. This is good for owners/tenants but can increase the rental ratio of a complex which then can hinder insurance rates.

When buying a condo you must always beware that you are buying into a corporation and once title transfers you are on your own. Best thing you can do is educate yourself, get on the board and stay engaged in your investment. Attend AGM's and ask lots of questions.

Excellent article. A must read for all #condo owners especially board members. Deferring maintenance is "false economy" and will cost owners much more in the end. Not to mention a breach of legal obligations.
