Later this year we intend to pursue the redevelopment of some of our lower city properties to create new #fourplexes.
Our plan is to start three pilot projects this year, with the goal of creating up to 200 additional units in the next couple of years.
A minimum of twenty-five percent of the units will be deeply affordable, rent geared to income, with the rest being well below current market rents.
• Twenty-five percent will be barrier-free.
• Seventy-five percent will have 2 or more bedrooms.
• The energy goal for construction is Passive House level.
• Units will be within walking distance of the LRT.

Very interested in price discovery for each unit through this process. If it works well, you could see tons of other small developers start building fourplex condo units for sale.
These condos are less expensive on a per square foot basis when compared to new ones in tall towers. And they are arguably more desirable as they are in neighbourhoods with plenty of parks, existing schools, and less noisy streets. Great places to raise young families!
I’ve always said triplexes/fourplexes in inner neighbourhoods are the best solution to creating more family-sized apartments.
