People who make $ selling real estate cannot bring themselves to admit prices of homes are too high. They will look at everything but the price. I assure you, buyers are going to visit, but if they do offer after figuring out their insurance & tax costs, they will #OfferLess.
Not even two weeks ago, my wife and I went to an open house where the real estate agent was very pushy and assured us there was room for the price to grow compared to what she was asking. I see today that she dropped the price two days ago by 6% #OfferLess!

Why would buyers do anything but #OfferLess rn? We have the ultimate housing bulls telling us home sales volumes are down severely. This is a wait and see moment. The cheerleaders are going to give you every argument to jump in. We at least have to give credit for Redfin’s admission.

IMHO it will not go for anything over $1.1M if they really want to sell now.
#OfferLess, or just don’t buy. You are not doing your future self or anyone who depends on you any favors by kowtowing to the sales people who will tell you all day there is a shortage of inventory & trying to FOMO you in. It really is psychology in the end.
@DiMartinoBooth @CoxAutomotive Except most people can’t afford to buy a new car even at reduced prices. To me it’s similar to what we see in the housing market. If you like your house, and are locked into a low mortgage rate, you’re not moving. If your car is working well, you’re not going upgrade.
Anything purchased on credit should be falling in value: homes, cars, vacations (why?), etc.

Sellers REALLY want all time high prices for their homes, but they are their own worst enemy, just like buyers. If buyers would just sit it out, the buyers will start to cave. But the sellers can’t wait. Life happens. #OfferLess if you must offer at all.

Friend in Jupiter, FL was looking at a listing in January for $1.2M. Top end for that neighborhood, but it’s definitely one of the nicest there. He offered $950k & they passed. 3 price drops & 3 mos. later, looks like seller will take it. 21% reduction. #OfferLess Zillow is off!

Home builders are allegedly misreporting what has been sold and for how much to keep prices looking less vulnerable. #OfferLess! Don’t take the shoddy bandaid of rate buydowns, unless you prefer to be the one holding the bag when the markets reflect what’s really happening.
