L.006 should be undone! ONLY eligible voters in "unincorporated" sections should vote on this tax... as municipalities are not subject to this tax.

1. Local Government Taxation (Excise Tax Authority) –Bill is already drafted for this session.
2. Empty Home Tax – Current drafts include STRs.

The incorporation of “Keystone” was a HUGE blow to Summit County revenues… an increased lodging tax further exacerbates the problem.

There are many, many properties in Summit County (and other resort counties), which have the incorrect “tax jurisdiction” assigned and they are NOT collecting Summit’s 2% lodging tax.
o Examples include Quandary Village and 39 Degrees North subdivisions.
o These properties have the “tax jurisdiction” of Breckenridge… and not “unincorporated Summit County”.
Summit leadership was approached in November 2022 about this issue… and again in December 2022… and again in January 2023. Issue still exists. Screenshot from January 2025.
This bill feels like a kick in the gut. It's the 7th bill in 6-years that targets smalltime vacation rental owners. We are tired... when does this end? Katie Stewart, @McCormickForCO, @Dylan_RobertsCO, & @SSenate35 - please reconsider.

Members of the #coleg - as a new slate of bills is being prepared which will target the guests of STRs... please remember the VERY misleading SB24-033 last year. The #STRtruth is that owners already pay MORE in property tax than nearby hotels. See below. ⬇️ #copolitics
The local government associations which brought that bill... are now advocating to short-circuit what it means to be a "statutory" county or municipality. They would like to tax STR guests in excess of 20% or more. Please tell them that if they want those taxing powers... they should pursue "home rule" status.

Members of the #coleg ... one UNFAIR aspect of bill SB24-033 (Lodging Property Tax Treatment) that is continually missed has to do with the assessment method that is to be used for "Lodging Properties" (#strproptax). Where true "Commercial" properties are valued based on ROI (return on investment)... the "Lodging" property assessment method in the bill is valued based on the "Market Approach"... which is the same as residential. Members of the #coleg - Our small short-term rental (STR) took 4.5 years of weekends & holidays for our family to build. There were teaching moments along the way... like with my youngest below (now 20).
The #STRtruth here is that 90% of STR owners have only one. Under the CRUSHING blows of unfair regulations, unreasonable fees, and higher taxes... small owners like us are being forced out in favor of large CORPORATIONS. Please help protect our retirement and my sons legacy.
