Mortgage Rates Jump After the Fed’s Rate Cut — Here’s
📈 Why did mortgage rates go up even though the Fed cut rates?
Because the Fed controls short-term rates, not mortgage rates. Mortgage rates follow the bond market — and if investors think inflation might rise or the economy’s still strong, long-term rates (and mortgage rates) can actually move higher even after a Fed cut.

Investors are making up the highest share of homebuyers in 5 years
📈 Investor Activity Surges in U.S. Housing Market
Real estate investors — from individuals to major institutions — bought one-third of all single-family homes sold in Q2 2025.
That’s up from 27% in Q1, marking the highest share in five years, per CJ Patrick Co. (using BatchData figures).
Interestingly, institutional investors are still net sellers — offloading more homes than they buy for six straight quarters.
