@lyhowcreate@nakanamakit @DividendRob You do both. Have to pay to live so you obtain a mortgage and you put 30% salary in growth stocks. After 30 years, both grew. Look at historic real estate charts. Math always wins.
@lyhowcreate@nakanamakit @DividendRob Just look at rents 15 years ago and compare to a 30 year fixed mortgage today. Guess which skyrocketed? The difference with rent, youโre paying indefinitely and the mortgage is already 1/2 paid off. Math wins everytime
@lyhowcreate@nakanamakit @DividendRob Because you said you can get laid off. With an emergency fund, you still pay the mortgage. No math supports long term rent. Cannot argue numbers.
@lyhowcreate@nakanamakit@DividendRob Also not true because, unlike landlords, banks offer modifications and if need be, you can live in the home with no payment for almost a year before foreclosed. If you lose you job while renting, you are evicted. Plus, people should have emergency fund.
@lyhowcreate@nakanamakit @DividendRob not entirely true because youโre banking on cheap rents which cannot be guaranteed plus moving costs money. You do not have control because you are subject to whoever/wherever these โcheaperโ places are.
