The real estate markets of different cities can be vastly different from what we actually think. This applies not only to MMR & NCR, but also to many other city pairs like Toronto & Vancouver, NYC & LA, Beijing & Shanghai, Tokyo & Kyoto, and even Lahore & Karachi.

Real estate is a state-specific industry, so one should research buyer preferences, local builders, and current & future growth prospective based on regional politics before making any investment. You should not blindly copy-paste knowledge gained from one city to another.

For example, there was a time when North Indian buyers preferred lower floors in high-rises and were particular about the direction their main door faced which was quite opposite to that of buyers in Mumbai and Pune.

Over time, buyer preferences are becoming more nationalise but it’s still crucial to do your ground research before making any real estate investment. Because the differences still exists. Most importantly, don’t rely solely on gut feeling.
