According to @FreddieMac, Home appraisal gap comes down to the comp distance used.
Comp distance = avg distance in miles between the subject property and the comps listed on the appraisal report.
Avg Comp Distance by race:
White: 1.4 miles
Black: .84 miles
Latino: .73 miles
Black homes are undervalued to the tune of $156 billion. Avg distance between Black homes and comp property is 0.74 miles vs 1.40 miles for White families. I decided to build an app to take the bias out the appraisal process.
