This is awful. The Estate Agent gets 10% commission on anything over the agreed asking price. All this does is encourage the Estate Agent to purposely advertise below market value in order to stimulate a bidding war and increase their commission. Peak dysfunction. @JamesBrowneTD

I tracked down all the properties that have been fined in Ireland by the RTB for the likes of failure to register a tenancy or more importantly, increasing the Rent above what it should be in Rent Pressure Zones.
