@vijaythirumalai But imo the real story here is the brand “camellias”. Lots of big developers have taken notice and have similar plans. They’ve launched a villa project in North Goa. Similar vibes. 35-45 Cr.
@vijaythirumalai Fascinating evolution. Launched about 10 years ago at ~22k psft (pedestrian by super lux standards even without the ridiculous Bombay premium). Targeting high earning MNC execs. Even the immediate Covid bump only took it to around 30k psft. Today’s premium is hard to fathom
@vijaythirumalai But to answer your question. NW varies. Lots of joint families optimising for space and amenities. Lots of legacy business families buying for next gen who prefer living separately (ironically even at these rates you remain priced out from areas like Lutyens etc).

@Rahul_J_Mathur Really good tailwinds for this business to continue to shine. Smart OpCo which has figured out the right mix of scale/location/offering. Interesting nugget for you. The Wework BKC building (their first Mumbai Center) is owned by Enam. So their own landlord likes them :)
