Dollar General operates over 20,000 stores across 48 states and opens 800 to 1,000 new locations every year without carrying a single dollar of construction loan risk or real estate on its corporate balance sheet.

75% of Americans now live within 5 miles of a Dollar General.

The entire model is a rural real estate machine disguised as a discount retailer.

The site selection math explains why. A Walmart Supercenter requires a trade area population of 30,000 to 40,000 people to justify an $180,000 square foot box. Dollar General's 7,500 to 10,600 square foot store only needs 1,000 households or a 3 mile population of 1,500 to 3,000 people spending $40 to $50 a week on household staples.

No national retailer will follow them there. The trade area is too small for almost any other national retailer to underwrite.

The physical footprint is 7,500 to 10,600 square foot prefabricated metal building sitting on 1 to 2 acres of cheap rural highway frontage. The build economics are pretty straightforward.

The total project cost typically costs $1.5 million to $1.8 million.

Land acquisition on rural highway frontage costs $150,000 to $250,00 for this size parcel. Prefab metal building constriction runs $110 to $130 per square foot and takes under 180 days from pad to certificate of occupancy.

Dollar General rarely owns any of this real estate. Merchant developers acquire the land, fund the construction to corporate specifications, and deliver a finished building. Dollar General contributes zero capital to the physical asset.

Once the building is complete, Dollar General signs a corporate guaranteed 15 year absolute triple net lease. Dollar General pays the property taxes, building insurance, and all maintenance directly. The landlord collects rent and has zero operating responsibilities.

Starting rent typically runs between $105,000 to $120,000 per year with 5% to 10% rent bumps at every 5 year option renewal.

The developer can then sell the stabilized, tenant occupied building on the open market at 6.25% to 6.75% cap rate. Sale price typically lands between $1.7 million to $1.9 million.

The buyer profile is almost always a 1031 exchange investor who wants a corporate guaranteed income stream with zero landlord responsibilities.

The developer clears $175,000 to $250,000 in profit within 6 months of breaking ground and immediately rolls into the next site, many of which are in tertiary markets where you can obtain building permits fast and deal with less red tape!

There are an estimated 70 million Samsung Smart TVs plugged into American living rooms right now, and close to 65 million of them have never had their network or streaming settings touched since the day someone pulled them out of the box.

A family has complained their Netflix "randomly buffers," their apps "take forever to load," their picture "looks worse than it used to," and their TV "feels slower every year" for 3 years straight.

They upgraded their internet plan once. $70/month to $90/month.

They bought a $140 Wi-Fi extender.

None of it fixed the TV.

Not because the internet was too slow. Not because the extender didn't work. Because the TV itself — sitting on factory-default network settings, running background data collection that was quietly eating bandwidth, connected to the weaker of two available Wi-Fi bands, holding onto a DNS configuration nobody ever touched, and still running the exact software build it shipped with two years ago was the actual bottleneck the entire time.

Their neighbor, a home theater installer who calibrates and configures over 200 TVs a year across client homes, sat down with their remote for about 7 minutes on a Sunday evening.

He didn't touch their internet plan. Didn't recommend a new TV. Didn't suggest a streaming box to bypass the smart TV software entirely. Didn't call Samsung support.

He changed 9 settings.

Netflix buffering stopped completely. App load times dropped from 12+ seconds to under 3. The picture sharpened noticeably without changing a single picture-quality setting. The TV that used to take 40 seconds to boot up now turns on almost instantly.

Same TV. Same plan. Same living room. Same Wi-Fi network.

Just in case some of you young whippersnappers (& some older ones) didn’t know this. It’s easy to check out, if you don’t believe it. Be sure and show it to your family and friends. They need a little history lesson on what’s what and it doesn’t matter whether you are Democrat or Republican. Facts are FACTS.
Up until the 1980's, Social Security cards expressly stated the number and card were not to be used for identification purposes.
Since nearly everyone in the United States now has a number, it became convenient to use it anyway and the "NOT FOR IDENTIFICATION" message was removed.
Franklin Roosevelt, a Democrat, introduced the Social Security (FICA) Program. His promises are in black, with updates in brackets.
1.) That participation in the Program would be completely voluntary [No longer voluntary],
2.) That the participants would only have to pay 1% of the first $1,400 of their annual Incomes into the Program [Now 7.65% on the first $90,000, and 15% on the first $90,000 if you’re self-employed],
3.) That the money the participants elected to put into the Program would be deductible from their income for tax purposes each year [No longer tax deductible],
4.) That the money the participants put into the independent ‘Trust Fund’ rather than into the general operating fund, and therefore, would only be used to fund the Social Security Retirement Program, and no other Government program [Under Johnson the money was moved to the General Fund and spent], and
5.) That the annuity payments to the retirees would never be taxed as income [Under Clinton & Gore up to 85% of your Social Security can be taxed].
Since many of us have paid into FICA for years and are now receiving a Social Security check every month — and then finding that we are getting taxed on 85% of the money we paid to the Federal government to ‘put away’ — you may be interested in the following:

A: That’s right! Jimmy Carter and the Democratic Party. Immigrants moved into this country, and at age 65, began to receive Social Security payments! The Democratic Party gave these payments to them, even though they never paid a dime into it!
Now, after violating the original contract (FICA), the Democrats turn around and tell you that the Republicans want to take your Social Security away!
And the worst part about it is uninformed citizens believe it! If enough people receive this, maybe a seed of awareness will be planted and maybe changes will evolve. Maybe not, though. Some Democrats are awfully sure of what isn’t so — but it’s worth a try.
